L'ACQUISTO DELLA CASA: TUTTO QUELLO CHE DEVI SAPERE NELLA GUIDA DELLE ENTRATE


L’acquisto di un’abitazione rappresenta, ancora oggi, una delle principali forme di investimento. Nella pubblicazione della guida per l'acquisto della casa, aggiornata a marzo 2024, l’Agenzia Entrate fornisce un quadro riassuntivo delle principali regole da seguire quando si compra una casa, in modo da poter “sfruttare” tutti i benefici previsti dalla legge (imposte ridotte, limitazione del potere di accertamento di valore, eccetera). La Guida all'acquisto della casa: le imposte e le agevolazioni fiscali è rivolta agli acquirenti persone fisiche (che non agiscono nell’esercizio di attività commerciali, artistiche o professionali) e si riferisce sia alle compravendite tra “privati” sia a quelle tra imprese e privati.Nel documento viene innanzitutto descritto il trattamento tributario riservato all’acquisto di un’abitazione in generale, poi quello applicabile in presenza dei benefici “prima casa”, con particolare attenzione al sistema del “prezzo-valore”.Vengono poi fornire indicazioni utili da seguire prima di procedere all’acquisto.Inoltre, una parte della pubblicazione è dedicata alle agevolazioni fiscali introdotte dal decreto legge n. 73/2021 in favore dei giovani acquirenti (con età inferiore a 36 anni) che stipulano un atto di acquisto della “prima casa” tra il 26 maggio 2021 e il 31 dicembre 2023 (o 31 dicembre 2024, se hanno sottoscritto e registrato un contratto preliminare di acquisto entro il 31 dicembre 2023).   • it will not be assigned to third parties; it will not be used for marketing campaigns except if concurrently authorized for such purposes.
  • the user will have a profile created based pon the information contained therein and the data may be used for statistical processing.
