Guida alle agevolazioni Prima Casa 2026: riacquisto e agevolazioni Under 36

Credito d'imposta per il Riacquisto della Prima Casa (Rigo G1) L'agevolazione spetta ai contribuenti che, tra il 1° gennaio 2025 e la data di presentazione della dichiarazione dei redditi, abbiano acquistato un immobile con i benefici "prima casa" entro un anno dall'alienazione di un altro immobile acquisito con le medesime agevolazioni. A seguito della modifica introdotta dall'art. 1, comma 116, della Legge 30 dicembre 2024, n. 207 (Legge di Bilancio 2025), il contribuente può fruire dei benefici fiscali anche qualora risulti già titolare dell'immobile preposseduto, a condizione che si impegni ad alienarlo entro due anni dal nuovo acquisto agevolato. Tale termine biennale si applica anche agli acquisti per i quali, al 31 dicembre 2024, pendeva ancora il termine annuale. Misura del credito: L'importo ammonta al minore tra l'imposta di registro/IVA pagata sul primo acquisto e quella dovuta per il secondo acquisto. Modalità di utilizzo: Il credito può essere utilizzato in diminuzione dell'imposta di registro sull'atto d'acquisto, dalle imposte sui redditi dovute in dichiarazione, o in compensazione tramite Modello F24. Limiti: Non dà mai luogo a rimborsi in caso di eccedenza rispetto a quanto dovuto sul secondo acquisto. Credito d'Imposta Prima Casa Under 36 (Rigo G8 - Sez. VI) La disciplina del D.L. n. 73/2021 riconosce uno specifico beneficio agli acquirenti d'età inferiore a 36 anni. La proroga disposta dal D.L. n. 215/2023 ("Milleproroghe") ha esteso il diritto agli atti definitivi stipulati entro il 31 dicembre 2024, purché il contratto preliminare sia stato sottoscritto e registrato entro il 31 dicembre 2023. Requisiti di accesso Under 36: Requisito anagrafico: mancato compimento del 36° anno di età nell'anno di stipula dell'atto. Requisito economico: Attestazione ISEE (ordinario o corrente) non superiore a 40.000 euro annui. Per gli acquisti soggetti a IVA, spetta un credito d'imposta pari all'imposta versata (con aliquota del 4%). Tale credito non è rinunciabile a rimborso e va utilizzato in dichiarazione dei redditi o in compensazione F24 con il codice tributo "6928".
